Concrete, glass, and precision light control — a home of extraordinary presence

The design is defined by its distinct volumetric logic — a large, crisp white box on the first floor that appears to float above a highly detailed ground floor of glass, concrete, and fine timber and metal elements. It is a home that rewards the eye at every scale, from the precision of its street gate to the drama of its rear cantilever.


Built Like a Bunker
The Cosham house was conceived from the ground up as a work of structural ambition. The home consists of a vast basement and two levels of living above ground, extending out to a luxurious cabana and BBQ terrace. The construction methodology was uncompromising — hundreds of cubic metres of concrete were used to create enormous open spans above the basement and ground floor living areas.
Most notably, this robust structural approach enabled the dramatic cantilever of the first floor at the rear of the property. The white box appears to defy gravity, hovering over the pool terrace and creating a profound sense of lightness despite the immense weight of the materials below. It is a feat of engineering that Agushi executed with characteristic precision.

Light, Shade, and the ev80
A key element of the home’s environmental and aesthetic strategy is the integration of Evaya ev80 external venetian blinds. Set within the crisp architectural reveals of the first floor, the blinds provide essential solar control and privacy for the expansive glazing — intercepting the sun’s heat before it reaches the glass, reducing cooling loads and protecting the refined interiors.
The dark finish of the ev80 slats contrasts beautifully with the white rendered forms and raw concrete, adding a layer of fine, operable texture to the facade. When lowered, they present a continuous horizontal rhythm that echoes the precision of the architecture; when raised, they disappear entirely, allowing the home to open completely to the meticulously designed gardens by Acre Design.

The Outdoor Sanctuary
The rear of the property is designed for effortless entertaining and resort-style living. The landscape design by Acre Design frames the pool and terrace with considered planting, while the cabana and BBQ terrace provide a fully equipped outdoor room beneath the dramatic cantilever. A central courtyard tree, surrounded by a sculptural timber bench seat, anchors the space with a moment of natural warmth.
The transition from the robust exterior to the outdoor living spaces is seamless — large format concrete pavers, frameless glass pool fencing, and the continuous line of the ground floor glazing dissolve the boundary between inside and out. It is a home designed to be lived in fully, in every season.


Interior Refinement
Inside, the raw power of the concrete and the scale of the spaces are softened by an exquisite material palette. Dark timber joinery, natural stone, and sheer drapery create a mood of sophisticated warmth. The transition from the robust exterior to the refined interior is seamless — concrete walls continue inside to anchor the living spaces, while the fine timber and metal detailing of the ground floor is echoed in the joinery and fixtures throughout.
The kitchen and living areas enjoy the full benefit of the home’s northern orientation, with the ev80 blinds above providing precise control over the quality and quantity of light entering the space. The result is an interior that is always comfortable — never too bright, never too dark, and always beautifully lit.
